Our Proven 6 Step Method

When you buy a rental property using a mortgage, your tenant is actually the one paying the mortgage payment, thus increasing your net worth each month. Because of the loan pay down a rental property is essentially a savings account that grows automatically, without you depositing money each month.

Today you might owe $300,000 on a rental property, but next year you might only owe $290,000 because the tenant is making the payment for you, making you $10,000 richer. Once the term of your mortgage is paid down to $0, you now own a significant asset that you can sell or continue renting, all thanks to your tenant paying the mortgage.

EVALUATION PHASE

Next we begin marketing the unit. We try to paint as accurate a picture of the home and neighbourhood as possible, to attract applicants who will be most suited to the home. We develop a well written advertisement with supporting pictures and submit to Kijiji, Facebook Marketplace, and if at the clients request, an MLS listing.

TARGETED MARKETING PLAN

When the inquires start coming in, we’ll provide a link to our online application system with every response. Next we set up an open house to bring interested tenants to the unit during the same time slot which will create urgency. We will also follow up with each tenant who attended and resupply the application link.

SHOWING THE UNIT

We use a very sophisticated online tenant screening service that uses advanced AI to comb through the applicants credit and personal history and performs a very detailed analysis. The result is a complete report that provides a tenant score out of 100 which we call a “Ridge Score”. This is the most important piece in the process.

ADVANCED TENANT SCREENING

We take the top choice tenants and present them to the client. We go through the reports together and once we make a decision we will proceed with an offer. An offer is binding once first and last months rent upon signing of the new Ontario Government Standardized Lease Agreement.

MAKING AN OFFER

Before move in day, we go through the house and complete a checklist and take pictures to capture current state. We can have any last minute things fixed by reaching out to our trade network as well as have the house cleaned and a welcome gift arranged for move in day. As you can see we offer a full service, white glove treatment.
